Leaving an apartment to buy a condo - my own experience /lesson in life
If you are currently living in an apartment, you may be wondering why you should be throwing money away in rent if your money can be goingtowards buying a condo. For example, there are many Los Angeles Condos who’s rent is higher than it’s mortgage. You may pay be paying $1200 dollars in rent to live at the Bartlett, or pay $1000 for a 30 year mortgage to own a $100,000 dollar condo. But before you buy a condo, these are some factors that you should take a look at:
The age of the building: If the building is really old, then there may be more repair maintenance issues that will drive up the cost of the HOA.
HOA is the home ownership association cost dues that you will be paying every month on top of the mortgage for property building upkeep. The
more maintenance there is in the building, the more It will cost to own a unit there on a monthly basis. The newer the building, the less likely it will be that there will be a major repair for your building down the road.
The security of the building: Some buildings have much more security than others. Some have more camera’s around, a 24 hour security guard,
surveillance at all times, and other security factors. If these issues are important to you, then make sure that the building has these features.
Parking Space: If you have a car that you drive places, then it is vital that you have a convenient place to park. It is important that you get all
the details regarding not just your parking space, but guest parking. Do they have valet? Some Los Angeles Condos for instance have valet; Even lower cost condos such as SB Grand. Is there underground parking available. Is it next door? What about guest parking? Is it available or do they have to park on the streets. These are the sort of questions will all need to be answered before you purchase a condo.
Pets:do you have any pets? If you do then it will be vital for you to find out exactly what the policy of the condo is. Do they allow pets? Are
there special places for you to walk them? If you are looking to buy a condo, and you own a pet, make sure that the building accommodates
them. If you have any questions concerning the documentation of the sale, then consultant a lawyer. They can answer your questions so that all your needs are met before you move into a condo.
